A 60 m high tower and a lower wing form the residential building, built in a prime location of the Budapart development area, on the bank of the Danube, close to the Kopaszi Dam. There are retail and service areas on the ground floor, 114 apartments of different size on the upper floors and parking areas on the three basement floors. The random arrangement of the shading elements, mounted on an exterior shell built in front of the external walls, gives a unique appearance to the facades.
The building is located in the XI. district of Budapest, by the Lágymányosi Bay of the Danube, close to the Kopaszi Dam. It is a prime location of the 123 acre Budapart area, developed by Property Market Ltd. The building accommodates 114 apartments and has three underground floors for parking. Its characteristic look is the result of the monolithic pairing of a 60 meter high, 17 storey tower and a lower, six storey high wing. Their unity is enhanced by a second external facade, built in front of the continuous row of balconies running all around the building from first floor upwards. According to the design program, the smaller apartments are located on the western side of the building, the larger apartments are on the more valuable eastern side, facing the bay. There are 14 apartments on the five lower residential floors, the floors of the tower accommodate 4 apartments each. There is a large, recessed terrace at the northwest corner of the tower on every second floor. This recess is duplicated on the topmost 16th floor, in the southwest corner. There are altogether 114 apartments on the 16 residential floors.
The functional system of the building is very rational, clear and straightforward: the apartments are accessed from a vertical staircase and elevator block both in the tower and the lower wing. The entrances of the ground floor retail areas are located on the western side of the building, opening towards the central square and the streets with the most pedestrian traffic. There is a fitness centre on the eastern side of the ground floor with public entrance towards the bay, the staff and service entrances open to the western access road of the basement parking areas. In line with the concept of the internal traffic cores, the building has two separate entrances, each with a lobby. Altogether 164 cars can park on the three underground parking floors, where the areas around the staircase-elevator blocks and those next to the ramp accommodate the storage rooms belonging to the individual apartments.
The clear and rational design of the floor plans is reflected on the facades as well. The external wall has brownish grey rendered finish and glazed panels of 1 meter width, without parapet. There are deep, continuous rows of balconies around the building with a second, shell-facade in front of them, complete with shading panels of white, perforated sheet metal. The strict, 50 cm grid of this external shell is relieved by the random placing and occasional doubling of the shading elements. Strictness is further relaxed by the yellow dividing panels between the balconies, welded of flat iron. The material of the balcony railings has been chosen to enhance the design of the facades: the almost invisible glass elements do not compete with the shading structure.
