The layout of the building and the formation of its bulk have been fundamentally determined by the importance of its view as seen from the Danube, the existing features of the environment and their best possible utilization. The overall look of the U-shaped complex, open to the Danube, is composed of the different sections of the facade, which are coherent by themselves, nevertheless they are perfectly integrated.
The building of 443 apartments is located on the corner of Viza Street and Népfürdő Street. Owing to its U-shaped layout, more than two thirds of the apartments face the Danube and the Buda hills. The relationship of heights between the wings of the building has been chosen to adjust them to the cityscape of the neighbouring Vizafogó housing estate, but also to protect the internal garden and the southern wing from the prevailing winds. Besides all these factors, the U-shaped arrangement, open to the Danube and the south-eastern gap in the building also helps the air circulation in the almost 80 metre deep courtyard.
The functional arrangement of the ground floor is adjusted to the transport and traffic facilities around the plot. There are shops along Viza Street and the walkway of the eastern side and there are apartments on the southern side towards the private green area of limited public use. The swimming pool and sports club, including a 6 x 12 metre pool, is located on the Népfürdő Street side of the internal courtyard. The remaining area is used for parking. The varied size of the apartments is affected by their orientation. Penthouse apartments have been built on the top floor of all the three wings, where the glass façades, recessed 3 to 4 metres from the plane of the lower floors, open to roof terraces almost equalling the size of the apartments. The staircase blocks are one story higher than the roof level, providing access to the elevator machine rooms and also the required, connected fire escape routes on the roofs of the three wings. More than 2000 square metre, intensively planted internal roof garden has been established on the first floor in the courtyard, for the private use of the residents. It is accessible through an internal staircase and also by open-air stairs on the southern side, which provide a direct connection to the large southern garden as well. There is a two-storey underground garage under the building, its entrance is located in Viza Street.
The design of the building lacks the traditional hole-architecture; the layout system and divisions of the wings are reflected in the diversity of the planes on the facades.
